Every dealer I talk to has heard they should care about page speed. Almost none of them have been told why in a way that connects to selling homes.
So here it is without the jargon.
Why speed matters to a home shopper
A buyer searching for manufactured homes on their phone is not committed to you. They have three or four tabs open and they are moving quickly. When your page takes six seconds to show them anything useful, they do not sit patiently through it. They go back to the search results and open somebody else.
The damaging part is that this failure is invisible. Nobody rings the lot to say they left because the photos were slow. You never learn it happened. All you see is a website that gets traffic and produces very few inquiries, which usually gets blamed on lead quality or the market.
Speed is not a technical nicety. It is the first thing your website does, and if it does it badly, nothing else on the page gets a chance.
Test on a phone, and test honestly
Most dealers check their website on a desktop in the office, on good broadband, with the site already cached in their browser. It feels quick. That test tells you almost nothing.
Your buyer is on a phone, on mobile data, probably at home in the evening, and has never visited your site before, so nothing is cached. That is the only test that counts.
To do it properly, run your site through Google PageSpeed Insights and look at the mobile tab, not desktop. It takes about a minute and it is free.
Lab scores and real-user data are different things
PageSpeed Insights shows you two things and they get confused constantly.
The score out of 100 is a lab test. Google loads your page on a simulated mid-range phone on a throttled connection and grades it. It is repeatable and useful for comparing builds, and it is not a measurement of your actual visitors.
The other part, if your site gets enough traffic, is field data: what real people on real phones actually experienced over the last 28 days. That matters more, because it is the truth rather than a simulation. Smaller dealer sites often have too little traffic to show it, which is fine. Use the lab score in that case and be aware of what it is.
The three numbers, in plain English
Google grades three things. The acronyms are ugly and the ideas are simple.
LCP, or Largest Contentful Paint. How long until the main thing on the page appears. On a dealer site that is usually the big hero photo or the first home image. This is the one that matters most, because until it happens the buyer is looking at a blank screen. Aim for under 2.5 seconds.
INP, or Interaction to Next Paint. When somebody taps a filter or opens a menu, how long before the page reacts. If a buyer taps a price filter and nothing happens for a second, they tap it again, and then they assume the site is broken. Aim for under 200 milliseconds.
CLS, or Cumulative Layout Shift. How much the page jumps around while it loads. You have experienced this: you go to tap something, an image loads above it, everything shifts down, and you tap the wrong thing. It is infuriating and it is entirely preventable. Aim for under 0.1.
The same report now grades AI readiness too
Google has added an AI readiness category to the same report. It measures whether modern search tools and AI assistants can clearly access and understand the page, rather than whether a human finds it fast.
This matters more every month. A growing share of buyers start by asking an assistant something like "what manufactured home dealers are near me and what do they have under $90,000" rather than typing it into a search box. If your pages cannot be read, your dealership is not in that answer, and unlike a search ranking you cannot see yourself missing from it.
The good news: a website that is fast, clear, and well organized for human shoppers tends to do well here too. If your pages are easy to read and navigate, modern assistants can usually understand them.

What actually slows a dealer website down
In my experience it is almost always the same handful of things, and they are rarely exotic.
Photographs straight off a phone or a camera. A 4MB image displayed at 800 pixels wide is the single most common problem on dealer sites, and inventory pages have dozens of them. The fix is not fewer photos, it is properly sized ones.
Overloaded websites. Many dealer sites accumulate add-ons and widgets over the years, each one adding weight to every page. Sites like this tend to get slower every year even when nobody touches them.
Third-party scripts. Chat widgets, review badges, tracking pixels, a font service, an inventory feed. Each one is a request to somebody else's server, and your page waits on all of them. I have reviewed dealer sites loading from more than twenty separate domains.
Nobody responsible for upkeep. A website that is not actively maintained slowly collects weight, and it gets worse on busy shopping weekends, which is exactly when you want it to hold up.
Sliders and animation libraries. Usually heavy, usually decorative, and often the reason the page jumps around while loading.
A realistic benchmark
Here is what I would consider reasonable for a dealer website in 2026.
Under 2.5 seconds to show the main content on a mobile connection. A PageSpeed mobile score in the high 80s or better. Layout that does not move once it starts appearing. Taps that respond immediately.
For context, our current MH Upside dealer builds score 85 or better for performance, 100 for accessibility, best practices and SEO, and 3/3 for AI readiness. I am not quoting that to boast, I am quoting it so you have something to compare against when you run the test on your own site. If yours comes back in the 30s or 40s on mobile, that is very common and it is costing you buyers.
How we approach it
Most of our speed advantage comes from building for speed from the start and managing every website professionally afterward, rather than patching problems later.
The rest is discipline. Images sized and compressed properly. Layouts that do not shift as they load. Pages that stay fast because one team is responsible for keeping them that way. It is not glamorous work and it is most of the difference.
What speed will and will not do
A fast website will not put you at the top of Google. Speed is one signal among many, and anyone selling you a perfect score as a ranking strategy is overselling it.
What a fast website does is stop you losing buyers who were already interested enough to click. That is a smaller claim and a much more reliable one. You cannot sell a home to somebody who left before your homes finished loading.
A checklist you can run this week
- Test your homepage and one inventory page in PageSpeed Insights, on the mobile tab.
- Write down the score, plus LCP, INP, CLS, and the AI readiness result.
- Open your inventory on your own phone, on mobile data, not office wifi.
- Count how long until you can see an actual home.
- Ask your provider who is responsible for keeping the site fast, and when it was last worked on.
- Check whether your largest photos are being resized or served at full camera resolution.
- Scroll a page while it loads and watch whether things jump.
- Run the same test on your two closest competitors and compare.
That last one tends to be the motivating part. If you are slower than the dealership down the road, you now know something useful about why buyers are choosing them.
